Is a home automation system considered a fixture?

Does the wiring, the brain, the controls of the home automation system stay with the house when it sells?

1. yes. unless you exclude it in the contract.
2. Yes, it would be considered a fixture. But in any listing/sales agreement you can specify which fixtures (if any) are excluded from the sale. Just make sure its in the contract and you should be fine.
3. Yes - if it is hard wired/ attached to the structure then it is a fixture.
