Metal Roofing vs. Shingle?

Does anyone know the pros and cons for metal roofing vs. shingles? We have heard that shingles add more value to your home, but I know that metal lasts longer. Is it true that shingles add more value? I do not mind the sound of rain on metal roofs. lol

  1. shingles are best. You would hate metal roofing when it rains! And I've seen little acorns put a hole in metal roofs.
  2. you left out tile roofs metal in a forest area because of forest fires tile for best resale. asphalt shingles for just about everything else. Buzzy acorns put a hole in metal? I don't think so.. What pitch ? a steep pitch and they will just bounce off, pine cones too
  3. depends on what your neighbors have. You dont want your house to stand out like a sore thumb if you are trying to sell it. Metal roofing does last longer...if maintained...all roofs will eventually fail. Shingles are fairly inexpensive and come in a wide variety...either way I do not thing either option would detract from your home. Value is in the eye of the beholder...if it stands out you probably are going to detract from the value of you home in many peoples eyes, but if it goes with the period and style of your home metal roofing is the way to go.
  4. Metal roofing sheds snow loads and last longer. Shingles look better(opinion) and add r-value although not much. In this part of the country your taxes are higher with a standing seem metal roof as is resale value
  5. metal roofing is pretty much a lifetime roof. Shingles do look nicer and add resale value and in case your curious a metal roof will not save your house in the case of a forest fire
  6. I doubt shingles add more value than metal shingles, but likely add more value for the expense. Metal shingles go on much like regular shingles and their structural warranty lasts between 50 and 80 years. Asphalt shingles structural warranty lasts 25-30 years and their color lasts about as long as metal shingle's color. They both cost about the same amount to install, but metal shingles cost about 10 times more to purchase. Metal panel roofing (different than metal shingles) is cheapest and the easiest to maintain, but its not designed for residential buildings and are not attractive. You would install this on poll barns and such. The metal panels would not add the value of either metal or asphalt shingles and may lower the value, since most home buyers would want to remove it and insist on the house's selling price be lowered to accommodate the extra costs.
  7. I will never put shingles on a roof again. I love metal roofs. But I don't use the lightweight stuff. Also, they now make metal roofs that look like the old clay tile roofs. I have a friend who is building a new home. I saw it the other day and gave him a warning about using those clay tiles for roofing because they are so hard to maintain. He showed me one and to my astonishment it was metal made in a design which looked like clay tiles from on the ground. I believe he told me it carried a lifetime warranty. I don't know what brand he has but I've linked a couple of examples for you.
  8. Metal roofing weighs less per "square" (A unit of area used when talking about roofing) than shingles, so if your roof framing is marginal, that is the best way to go. But if your house originally had shingles, it would be OK to replace it with shingles, as long as you do a total "tear off" of the old roof. Yes, I know that most places permit up to 3 layers of shingles (two old and the third new roof) before you have to do a tear off, but in my opinion that makes for a poor job. Unless metal roofs are common in your area, it might be hard to find a contractor willing to install one. Actually good quality shingles will last 25 years, about the same as a steel roof.
  9. If you are talking about metal shingles they are much better than asphalt. Either type of metal roof is a lifetime roof. When I had my house appraised he said that metal roofs add some value and asphalt adds no value it is the standard. I have a concrete tile roof and love it. It was already on the house when we bought it, the roof is 27 years old and looks as good as new. Due to the cost of tile material ($300 per square) I would never put a tile roof on a house. I would go with metal tiles or metal panels. Since I live in the country it really does not matter what my neighbors have. I would never put an asphalt roof on a house. Replacing the roof every 20 years or less is a waste of money.
  10. i dont know about added value. personally i would pay more for a home that has a well maintained metal roof than a shingle even a t shingle roof. when you get into metal roofs and maintain them properlytheir lifespan is longer than that of the house. if the roof is painted and rust removed as needed it will last more than 100 years. the best you will get out of a high grade premuim ashphalt shingle is about 20 years then its time to replace. the upfront is much more with metal but over the lifetime of the house the actual cost is much cheaper to paint than to replace the shingles. copper has the added advantage of the green petina that protects the metal and adds character with age. unlike the oxidation of steel which over time without painting will rust the roof out. its about what you want for the property. are you staying there for many decades of flip it after a few years or a couple decades. stying there for a while id put up metal, if not then shingle. you get the ping ping ping of rain on the metal roof. which for many is homey or can be romantic.
  11. Acorns wont put a hole in a metal roof first off. A metal roof in most cases will lower your insurance rates. and if your ceiling and attic are well insulated ,sound is no problem, A lot depends on where you live as to what works best Talk to real estate agents in your area, and find out which is the best for raising the value of your home. Metal roofs withstand hail storms better than composition roofs "Shingles" with shingles you may make 4 - 5 claims and that usually means your insurance cost goes up. It all boils down to location and personal taste though as to what you choose
