- There are many steps: 1st-Can you get away with doing the work without a permit? If you can't then you have to have someone draw you up plans and submit them to the city, you will have to take a test which will allow you to do the work but you can't do the plumbing or electrical. You will have to pay all the applicable fees and get permits and go through the inspections process as well. It will definately save you money and you can build the way you want to, best of luck to you.
- The first step is to decide what you would like and get it drawn up, then submit that to the building dept. for review. If there are no issues then you go about getting bids for the work you don't want to do or can't do. Foundation, rough plumbing, rough electrical etc. This is nothing to enter into lightly, so first ask yourself weather your skill level is up to the challenge. It most cases it is better to hire a contractor, you will get a better job for less money and the work will be warranted in case you have problems later. They are professionals, you wouldn't buy a car from someone that has never built one before, so why would someone want to buy your house if you do this? I'm all for people doing what they are equipt to do, if you want to do the painting or finish work that's ok, but some things should be left for the professionals.
- I am a commercial contractor and have remodeled a lot of my own homes. I would not suggest you take on this task without some help from a professional. The other answers are correct. You will need to have a permit from your local city building department. You will need plans of what exactly is being done. First you will need to excavate the area, rough in all plumbing and electrical that will go below the slab then place the slab or the pier and beams if that is the structure of you home. Then you will need to frame in your walls and roof. sheath the exterior of the walls and the roof. Once you are in the dry and secure you can demolish the areas of the existing structure that will be your connector area. You will need to insulate pull electrical and plumbing work. You will need to finish the exterior and interior of the space making sure to seal all area of connection carefully to avoid any leaks. You will need to have your air conditioning and heating system evaluated if it will need to be increased in size. Along with a long list of other things that have to be evaluated. Honestly when you are simply remodeling you can easily do these yourself, but entire additions to an existing structure you will want to seek professional help. Your homeowners insurance may not insure the addition in the event that there are significant problems as you did not have it inspected and professionally installed.
