I found a brand new house that I really liked...?
they were asking $159,000, but they took $5,000 right away with out us asking, so it's $154,000 now. It's a 3 bed, 2 bath 1 car garage, 1350 sqft. Nice kitchen, GE appliances, and 42" maple cabinets. Hardwood in living room,kitchen and foyer, carpet in bedrooms, and vinyl in baths. It's built by First Coast Homes (Do you know anything about them? Good?Bad?). The only thing is that the other side of the back yard fence is a main road which leads to a high way. We are buying this from a builder, so it's not so easy to negotiate. I already put an offer of $150,000. the person that was showing us around said that they can't take anymore off, what can we do? i really like the house.

- 1350 is tiny. Not sure where you live. What do you mean you can't negotiate much because you are getting it from the builder? That is when you can negotiate THE MOST! They make a lot of profit. They are not emotionally invested in it. They don't have many of the closing costs of an individual, etc. If they knocked $5K off without evne asking, they should go more. Do you have a realtor to negotiate for you? If not GET ONE. The seller pays her fee. If you don't want to do that, make sure you get AT LEAST 3% off the asking price of the house because that's what they would be paying your realtor. They can't legally GIVE you the 3% commission, but they can give you a discount equal to that amount. DON'T finance with their company. You will get screwed. MOST builders are throwing in thousands of dollars in free upgrades and discounts. In Houston it is very common to get $10K in free upgrades, or a free pool with a new house. If I were you, I would shoot for $139, but be willing to pay up to $145. I'd make them throw in grass in the front and back yard, a sprinler system, and a garage door opener. These things will save you 2 grand or so, but will only cost them a couple hundred dollars.
- if the list price from builder in 154. Do not offer anything more than 140. They will sell you. Listen to RICK he has the best answer. you can easily get this for 140 infact may be even at 135
- Walk - have you seen the new housing numbers - if they are telling you they can't take any more off then they are liars. Try researching "housing starts."
- You can always negotiate. You can get a flatscreen t.v., pool, other nice upgrades. They build homes for 50-75k depending on land acquisition costs too. So you have plenty of room to negotiate. There aren't many buyers now anyways.
